If you’ve looked at your lawn this summer and thought, “Why does it look this bad when I’m still watering it?” you’re not alone.
For homeowners dealing with watering restrictions, keeping turf green can become a lot harder.
Massachusetts communities use outdoor watering restrictions to protect public water supplies, and the restrictions can vary considerably from one town to another. MassDEP’s current guidance shows that some communities limit watering to one day per week, while others prohibit certain types of outdoor irrigation altogether.
The problem for homeowners is figuring out what to do with a lawn that still needs water.
We don’t recommend trying to work around local restrictions. Instead, we look at how to make every watering event count. That means paying attention to soil, irrigation coverage, mowing, turf density, and one tool that doesn’t get as much attention as it deserves: wetting agents.
Watering Restrictions Change the Way We Manage Turf
A lawn can survive without looking perfect.
Cool-season grasses have natural ways of coping with summer drought. Turf can enter drought dormancy when water isn’t available, allowing it to survive periods of heat and limited rainfall. Growth slows, the grass loses its green color, and the lawn can look rough, but dormancy itself isn’t necessarily a sign that the turf is dying.
The problem comes when drought stress becomes too severe or continues for too long. That’s when you may start seeing thinning, bare spots, weed pressure, and turf that doesn’t bounce back when conditions improve.
Watering restrictions can make that balancing act harder because you can’t simply add more irrigation whenever the lawn starts looking stressed.
So we have to get more strategic.
The Same Watering Schedule Doesn’t Work for Every Lawn
One of the first mistakes we see is treating lawn irrigation like a calendar appointment.
It’s Tuesday, so the sprinklers run.
But turf doesn’t know what day it is.
Its water needs change with temperature, rainfall, humidity, wind, grass type, soil texture, root depth, and the amount of sunlight the lawn receives. It’s important to look at actual soil and plant conditions rather than relying on a fixed calendar schedule.
That’s particularly important when watering restrictions are in place.
If you’re only permitted to water once or twice a week, those watering events need to be productive. Running an irrigation system just because it’s your assigned day doesn’t necessarily mean the water is reaching the roots.
In some cases, it may be running off.
In others, it may be evaporating before it gets where it needs to go.
And in certain soils, water may actually struggle to penetrate the surface.
Look at What the Water Is Doing
Here’s one of the first things we’d look at if a lawn is struggling under watering restrictions: where does the water actually go?
Watch the lawn during irrigation.
Does water soak in?
Does it puddle?
Does it run toward the driveway or sidewalk?
Do certain areas remain dry while nearby grass looks fine?
Do you notice water sitting on the surface even though the lawn underneath still feels dry?
Those observations can point us toward the problem.
Soil compaction, thatch, and hydrophobic soils can reduce infiltration. When irrigation is applied faster than soil can absorb it, water can pond or run off rather than reaching the root zone.
That means simply increasing the amount of water isn’t always the answer.
If the soil can’t accept the water efficiently, more water can mean more waste.
Your Lawn May Be Dry Even When You’ve Been Watering
A lawn can receive water and still develop dry areas.
One reason is localized dry spot, a condition associated with water-repellent or hydrophobic soil. UMass Extension has specifically documented this problem in Massachusetts turf. During prolonged warm, dry weather, certain soils can develop hydrophobic conditions that prevent water from penetrating normally. Sandy and coarse soils are particularly susceptible.
You may notice irregular brown patches that seem to stay dry despite irrigation.
Sometimes water beads up or runs off instead of soaking in.
That’s a very different problem from simply not watering enough.
If you respond by adding more water, you may use more of your limited allowance without solving the actual problem.
That’s where wetting agents can become useful.
Wetting Agents Can Help Water Reach Dry Soil
Wetting agents are sometimes called soil surfactants. Their job is to change the way water interacts with a water-repellent soil surface. In the right situation, they can help water penetrate areas where hydrophobic conditions are making irrigation less effective.
Applying a surfactant or wetting agent as one management option for localized dry spot. We also recommend checking irrigation coverage and addressing compaction or excess thatch when those conditions are contributing to the problem.
That’s an important distinction.
We’re not talking about a product that magically makes a lawn need no water.
We’re talking about improving how available water interacts with certain problem soils.
That can be particularly useful when you’re already dealing with watering restrictions and have fewer opportunities to irrigate.
Wetting Agents Aren’t a Substitute for Fixing the Lawn
We wouldn’t recommend treating wetting agents as a cure-all.
If your soil is heavily compacted, for example, the underlying compaction still needs attention. If your sprinkler heads aren’t covering the lawn correctly, a wetting agent won’t repair the irrigation system.
The same goes for excessive thatch.
Wetting agents can be part of a water-management strategy, but they work best when we’re also dealing with the reason the lawn isn’t taking up water properly.
A combination of practices for localized dry spots, including checking irrigation, aerating to relieve compaction and excess thatch, and using a surfactant to improve water penetration will benefit your dry lawn, and is the approach we prefer.
Diagnose first. Treat second.
How to Tell If Your Lawn May Have a Water-Infiltration Problem
There are a few things you can look for before assuming your lawn simply needs more water.
Watch for persistent dry patches
If the same areas repeatedly turn brown while surrounding turf looks healthier, pay attention.
A localized problem can point toward irrigation coverage, soil conditions, compaction, or hydrophobic soil.
Check the soil instead of just looking at the grass
We examine soil moisture to help determine when irrigation is actually necessary. A soil probe or garden spade can help you see what’s happening below the surface.
The top layer may feel damp while the soil below remains dry.
Look for runoff
If water is moving across the lawn instead of soaking into it, you’re losing part of the water you’re allowed to use.
Compaction, thatch, slope, and soil texture can all affect infiltration.
Watch what happens after irrigation
Does the lawn look better afterward?
Do dry areas remain dry?
Does water collect in certain spots?
Those details can help identify the next step.
Deep, Infrequent Watering Is Usually More Useful Than Frequent Light Watering
When we have limited watering opportunities, we don’t want to waste them on shallow irrigation.
Frequent, light watering can encourage shallow roots. We recommend watering deeply and less frequently, with enough water to wet the root zone, rather than applying small amounts on a constant basis.
The exact amount depends on the soil and turf.
That’s why we don’t like blanket recommendations that tell every homeowner to run their sprinklers for the same number of minutes.
A sprinkler applying water to sandy soil is doing something different from one applying water to compacted clay.
The irrigation system itself matters, too.
Two lawns on the same street can have very different watering needs.
Your Irrigation System May Need an Adjustment
Watering restrictions put more pressure on the irrigation system to work correctly.
A clogged nozzle or broken sprinkler head becomes a bigger problem when you only have one permitted watering day.
So does poor coverage.
If one zone is throwing water too far, another isn’t reaching the edge of the lawn, or a sprinkler is spraying the sidewalk, you’re losing valuable water.
At RJM, we include irrigation checks and adjustments in our lawn maintenance approach because irrigation is closely tied to turf health.
We want to know where the water is going before we decide the lawn needs more of it.
A system audit can also uncover areas where irrigation timing or coverage needs to change as weather conditions shift.
Don’t Forget About Mowing
Mowing may not seem connected to watering restrictions, but it is.
A lawn that’s already stressed by heat and drought doesn’t need additional unnecessary stress.
Cutting too much of the grass blade at once can weaken turf and increase the amount of exposed plant tissue. We follow the one-third mowing rule as part of good turf management, which means removing no more than about one-third of the grass height at a time.
That doesn’t eliminate the need for water. It simply helps the lawn use its available resources more effectively.
Don’t Assume Brown Grass Needs to Be Watered Immediately
This is one of the harder parts of managing a lawn during a drought.
Brown grass looks like a problem.
Sometimes it is.
Sometimes it’s dormancy.
Drought dormancy is a natural survival response for cool-season grasses. During dormancy, growth stops and the turf loses its green color, but the plant may survive the drought and recover when conditions improve.
That means we don’t always need to fight every bit of brown.
If local restrictions don’t allow irrigation, trying to keep the lawn perfectly green may not be realistic anyway. The better goal is to protect the health of the turf and avoid unnecessary water use.
A Healthier Lawn Uses Water More Wisely
There isn’t one product that can make a lawn drought-proof.
There isn’t one watering schedule that works for every property, either.
What we can do is improve the lawn’s ability to use the water it receives.
That starts with healthy soil and appropriate turf. It includes proper mowing, good irrigation coverage, attention to compaction and thatch, and targeted treatments when problems arise.
Wetting agents can be another tool when water-repellent soil is part of the problem.
And during periods of watering restrictions, those details matter even more.
We’re not trying to defeat the restrictions. We’re trying to make the limited water available to your lawn work harder.
